Tylor Blair McKinnon and Ashley Graham

Tylor McKinnon did not pay rent owed of $19,250 while residing at 43 High Street, Waterloo, Ontario, N2L 3X7. He went on to defraud his next landlord of $13,050, again remaining in a property he was not paying rent for as long as possible, before again being evicted consequence of a second LTB ruling.

After we terminated Tylor's tenanacy agreement on 18th July 2022 he refused to leave. We eventually obtained an LTB eviction order via our L1 application heard on March 2nd, 2023. An eviction was then ordered for May 2nd, 2023. This couple finally vacated our property April 1st, 2023.

In the interim they removed brand new laminate flooring in one basement room down to the subfloor where they permitted their two large huskies to live and defaecate for months. These dogs dug through drywall in numerous places throughout the basement, which the tenants sometimes crudely patched with raw drywall. These dogs ripped most of the door, corner trim and baseboards to shreds in our basement, destroyed a stairway, and badly gouged bannisters and doors. Stair carpet had also been ripped to shreds and needed to be replaced.

The tenants left a mountain of rubbish that cost us $1,690 to have removed in two large garbage trucks, and a house infested with cockroaches. Cockroaches had destroyed the electronics in a brand new washer, an aging stove, and had also damaged electrical plugs. They left behind a fridge full of food and dead cockroaches which has since had to be replaced due to cockroaches destroying the electronics in it, a broken dishwasher, a damaged screen door, and dog shit all over the outside deck. The combination of cockroaches, cigarette smoke, marijuana, and dog shit everywhere, meant that the house stank and was arguably left unfit for human habitation. A large trampoline was left abandonded in the garden. The garden had also been destroyed by their dogs.

We worked for months and incurred expense (estimated at more than $17,000) to restore this property. It cannot be restored to the condition it was in when Tylor first occupied this property of ours.
